Orange Coast Title Corporate History

Orange Coast Title Company was founded in Orange County by John L. Marconi in March 1974 as an underwritten title company offering residential resale title services to the real estate industry.

Despite the depressed market conditions of the mid-1970s, Orange Coast Title's dedicated staff of 13 made the company successful. Within four short months, the firm moved to larger premises in Santa Ana. The fledgling company averaged 300 new orders per month in that first year and captured between 2% and 3% of the resale title business in Orange County. By 1983 Orange Coast Title had garnered more than 13% of the Orange County market to rank No. 1. The original county operation of OCT is led by Steve Ayers.

In 1977, Orange Coast Title purchased a defunct title company in Riverside County, renamed it Orange Coast Title Company of Riverside and opened its doors at the corner of Market and University near the old Mission Inn. Within one year, the branch gained 2.5% of the market. By 1987, that figure would grow to 13.7%. In 2003, the name of this entity was changed to Orange Coast Title Company of the Inland Empire, and San Bernardino county was added to it's licensing authority.

The Builder Services/Commercial Division (then known as the subdivision department) began operations in 1979 under the management of Rich Macaluso, now Chief Operating Officer, Kathy Danneman (Senior Vice-President) assumed the management of this division in 1995. This department offers cost-efficient DRE and subdivision map processing, property hotlines for finding raw land and investment properties, a library of current information on most Southern California cities and counties, and builder bulk rates.

In 1980, Orange Coast Title opened a branch in San Bernardino County with five employees under the leadership of John Wiley, now Executive Vice President. This operation is now a part of Orange Coast Title Company of the Inland Empire.

By 1986, the Riverside and San Bernardino county operations were combined into one office in Colton. Today, Orange Coast Title's successful Inland Empire operations are now located in San Bernardino led by Jim Sollami.

In late 1987, Orange Coast Title acquired Terra Title in San Diego County, an established, increasingly successful organization with a complete title plant. The name of that company has since been changed to California Title Company.

Orange Coast Title Company created Orange Coast Financial Corp. in February of 1988 as a subsidiary to act as trustee in non-judicial foreclosures and as accommodator in 1031 exchanges. The company's name was changed to JLM Corporation in October 1990.

Continuing its Southern California expansion, Orange Coast Title purchased Record Title Company of California from TRW in 1990. Licensed in both Los Angeles and Orange counties and handling primarily lender title orders, Record gave Orange Coast Title an entree into the expansive Los Angeles market and a respected, experienced lender services staff. Orange Coast Title has expanded this "lender services" concept to other counties. Opening an office in Whittier, Record Title began to market residential resale and Builder Services business in May 1990. This branch also made Record Title the central processing arm of Orange Coast Title for trustees sale guarantees (TSGs).

In December 1991, Record Title combined its Santa Ana and Whittier offices in La Mirada to form the largest single operation in the Orange Coast organization. In April 1992, Record Title changed its name to Orange Coast Title Company of Los Angeles. Today the La Mirada office space houses both a very successful Lender Services Group led by Barbara Koorey and also the LA County office of Orange Coast Title Company of Los Angeles led by Bob MacCullough. The Lender Division is now located in Anaheim while the Los Angeles Resale Division is located in Norwalk.

Orange Coast Title moved into a new frontier in 1992, when it became the largest shareholder of FPS (Financial Processing Systems, Inc.), a computer services company. FPS develops and supports escrow and title software, batch processing services and designs and hosts Web sites. In 1996, Rich Macaluso was named President of FPS. Cathy Stumpf is the Chief Operating Officer of FPS.

By 1994, Orange Coast Title began expanding into other states. It moved into Utah by purchasing a small title company in Salt Lake City called Courtesy Title. Now known as Equity Title Insurance Agency, this company is now the second largest in the state of Utah and is managed by Executive Vice-President Mike Smith.

Orange Coast Title took the lead in title technology in 1994, establishing a World Wide Web presence. One of the first title company web pages geared toward the real estate industry debuted with the URL: www.octitle.com The web site consistently has led the industry in content, design and online transactions.

In 1995, Orange Coast Title opened Equity Title Agency in Denver, Colorado. Subsequently, these operations were sold, but Orange Coast Title maintaining the name "Equity Title" and a license to operate in Colorado. In 2004 Equity Title reopened in Colorado under the leadership of President Bill Dinnebeil.

In 1995, Orange Coast Title acquired BEC Trust Deed Services, a foreclosure trustee. In 1997, the company's name was changed to Integrated Lender Services.

Orange Coast Title opened Equity Title Agency in Phoenix, Arizona in July 1996. Today this company continues to grow and succeed under the leadership of its President, Lane Gidney!

Corporate growth continued in 1997, when the company's lender services division expanded into a new subsidiary called National Asset Management Group. Headquartered in Anaheim CA., this subsidiary allows the company to compete in the national lenders "asset management" market. Orange Coast Title also opened a new Regional Production Center in 1997, consolidating its Southern California searching, examining and word processing departments into one location in Anaheim. The new center implemented state-of-the-art technology designed to better assist real estate professionals in processing title transactions. Today the Anaheim Regional Production Facility produces Title Product for the entire State of California under the leadership of Sharon Bewley.

In February of 2001, Orange Coast Title purchased the assets of First Centennial Title in Reno, Nevada. With a history of service and success, First Centennial is managed by their President, Jim Lyon. By December of 2001 Orange Coast Title had successfully acquired another Equity Title operation in Las Vegas, Nevada. This growing operation is managed by Bill Burding, President and Dave Cheval, Executive Vice President, County Manager.

During 2001 California Title Company grew into Los Angeles County under the leadership of new President Bob Neville. In January of 2002 California Title Company opened its doors in Orange County. Today, California Title Company continues it success and growth in 9 counties under the leadership of President Jim Waterman.

In 2003 Orange Coast debuted its online transaction management platform - TrackMyFile.com - for the real estate community under the leadership of Heidi Bergman.

In 2004 Orange Coast Title Company became the first underwritten title company to obtain a license to operate in all 58 counties in the state of California. 2004 also saw the creation of several new subsidiaries - Looking Glass Information, Laureltree Investments, Laureltree Insurance and Laureltree Promotions.

In 2005 the Orange Coast Title Lender Services division in Anaheim opened a single office operation name Orange Coast Title Company of Texas in the State of Texas, providing the ability to service its customers there and as a base for future growth.

In 2006 Orange Coast opened Real Advantage to round out its service to its Lender clients in 49 states in the Eastern part of the United States. It is headquartered in the Pittsburgh area. Real Advantage operations are managed under the leadership of Executive Vice President Mike Marconi and Assistant Vice President and General Manager Wendie Frambes. This division, coupled with the Lender Services division in Anaheim, allows Orange Coast Title to provide nationwide services to its clients

In 2006, we saw the birth of Equity Title of Texas which has grown to 6 branches in a short time. Today Equity Title of Texas is led by Lane Gidney, CEO and Chief Operating Officer and Robert Grove, President.

The Executive Committee of Orange Coast Title Company today is comprised of CEO John Marconi, President and Chief Operating Officer Rich Macaluso, Executive Vice-President Mike Marconi, Executive Vice-President John Wiley, Executive Vice-President Bill Burding, Equity Title Agency-Colorado President Bill Dinnebeil, Former California Title Company President Bob Neville and Equity Title Agency of Arizona President Lane Gidney.

Today, Orange Coast Title offers title insurance and closing services at 88 offices with almost 1000 employees in California, Utah, Arizona, Nevada, Colorado and Texas. It opens on average as many as 10,000 title orders per month and continues to rank among the top underwritten title companies in the United States.
